A feasibility study is not a design. If Cabinet agrees to #StopTheSale, then an architect will have to think of a good design. The study only suggests where buildings can be built. Most social housing flats are three to four stories high. They normally look like town houses. If you look at the image above you will see that there are four large buildings.

D1, D2 and D3 is the old school building. The study says this can be used for the community, like a school again.

Blocks B1, B2, B3, C1 and C2 can be used social housing.

Block A1, A2 and A3 has both social housing and space for shops

The study does not talk about the rules that tenants will be asked to obey. At the moment, social housing companies do make rules about how many people are allowed to live in each flat.

Building Costs
Building is not cheap. But these home will last for many decades.

It will cost about R80 million to build the social housing

It will cost about R12 million to build the shops

The school will be sold. The buyer will have to spend their own money to fix it up.
Any development has extra costs, which must also be planned for. Here are more costs that the study mentions:

It will cost about R240,00 to design and landscape the gardens and park.

It will cost about R3 million to demolish the old block of flats, the tennis courts and the old swimming pool.

It will cost R10 million to pay architects, engineers, quantity surveyors and other building professionals working on the project.

R7 million will be kept for emergencies in case costs change.
The total cost will be R112 million (almost R113 million).
