Each tenant household can only qualify for social housing if they earn between R1500 and R7500 per  month. Anyone can apply: domestic workers, security guards, cashiers, drivers, shop assistants, nurses and teachers. Here are some more rules to think about:

  • You must be permanently employed

  • You must be able to show that you can afford to pay the rent

  • If you are married or live with a partner, one or both of you must be employed.

  • If you are single, you can only apply if you have dependents

  • You have to be a South African citizen or have a permanent resident permit

  • You can’t have received a government housing subsidy before. But you can still apply for one after

  • You cannot own property when you apply

  • You must be old enough to sign a lease agreement

  • You have to have an acceptable credit rating

Amount of Units & Rental Costs

The study says that 270 flats are possible on the property. This includes:

​

  • 80 studio flats will be available to rent. You will have to pay R1000 every month

  • 90 one bedroom flats will be available to rent. You will have to pay R1800 every month.

  • 100 two bedroom flats will be available to rent. You will have to pay R2300 every month.

 

By law, the company cannot charge you more than 30% of your monthly salary. This means that the rent from families who earn less may not even cover the operating costs. If everyone pays the same, the company may not have enough money to manage the flats properly. So, the rent from families who earn more (between R3501 and R7500) are be used to help cover the costs of the families who earn less (between R1500 and R3500).
